THE PROCESS IS SIMPLE

Before we begin to search for properties we'll sit down together togo over the Buying Process and for me to understand your short and long term Real Estate goals. We will aslo:
• review the costs associated with purchasing
• discuss the state of the current market
• try to pinpoint what you’re looking for
This is also a great chance for you to get a better idea of who I am, how I work and hopefully help both of us decide whether we’re the right fit to work together.

Before we actually begin looking at houses it is very important that you have spoken to a mortgage broker and know what you can afford.
This does not just mean what the bank will lend you, you should also really consider what you are comfortable carrying.
If need a recommendation to a mortgage broker, I have some great people I can recommend.

Before I can begin your property search in earnest, you need to hire me to represent you through this purchase.
This is done through me explaining agency and reviewing and signing the Buyers Representation Agreement.
Once that's out of the way, we're ready to go.

I do extensive research based on the property criteria you've given me.
I consider the type of home you'd like, the attributes that are important to you, the location you're after, and the price point you're working to.
I cast the net wide and then whittle it down to the top properties that match your needs.
Next, I arrange viewings so that you can go through each house to workout whether one of them is right for you. With each viewing,
I listen closely to your feedback and use the information you provide to adjust our search criteria.
If I can’t find what you are looking for on the market, then I will work on drumming up a house that is not yet listed. I have been known to have success with this approach.

When you find a property that you'd like to own, I complete a Comparative Market Analysis to help you to determine the appropriate price to offer based on your needs, the seller's expectations and market conditions. Here, my years of experience determining property prices are invaluable.
Together, we decide on a price that both fits within your price point and is realistic in terms of market value. We decide whether there are any conditions you'd like to attach to your offer and then I write it up on your behalf.
In most cases, this is when negotiations begin.
This is the most critical point in proceedings and it’s where my years of experience and skill as a Certified Negotiation Expert comes into play.
Buying and selling a home is an emotional time for many people and I bring a level, objective and reasonable approach to the table.
During this stage I am working to achieve a successful outcome for you.

Conditions vary depending on the situation. The two most common are financing and home inspection.
There are many other possible conditions that could be added to the contract to address any specific concerns you may have.
I will guide you through this process and make sure that whatever the condition, you have a trusted person helping you to satisfy each area.
Once you are satisfied that all the conditions have been addressed, I will prepare a document that declares the conditions are fulfilled.
When you sign the document, you have a firm deal and the house has been sold to you.

Waiting for closing date can be a very busy time. I have created systems and lists to make sure that no detail is over looked during this phase.
On closing day, once the property has been registered in your name, you will get the keys to your new house. This can be as late as 6pm.
Just because the deal is done, does not mean you will not hear from me. If something is not right with your new home, let me know and I will do my best to set things straight.
I have built my business on referrals through people passing my name along to their friends, and family and through clients coming back to use my services for their real estate needs
I also host a variety of events throughout the year and hope that you will be able to come out to some of them! It's nice to keep in touch even when you are not actively buying or selling.
